Castrucci Architects (PCA)  \nIn Autumn 2023\, PCA’s commitment to addressing NYC’s urgent affordable senior housing needs led to an exhilarating project: Bethany Terraces. In just 2 weeks\, we shipped and erected 47 modular units from Leola\, PA\, creating a 4-story residential complex that redefines senior living with affordable\, Passive House design.  \nBethany Terraces\, developed in collaboration with RiseBoro Community Partnership and supported by NYSERDA\, offers 58 studios and one 1-bedroom apartment filled with natural light and powered by solar arrays. This innovative project focuses on reducing operational energy use and embodied carbon\, while exploring circular building design.  \nThe southern terraces cascade into a communal garden\, fostering connection\, activity\, and well-being among residents. The design emphasizes wayfinding and dignified aging\, creating spaces that encourage spontaneous interactions and a strong sense of community. SUMMARY:International Passive House Open Days - Engine 16
DESCRIPTION:Join us at the next International Passive House Open Days on Friday\, June 28th from 12:00 pm to 3:00 pm. \nThis adaptive reuse project rehabilitated the former Metropolitan Steam Fire Engine Company No. 16 building in Manhattan’s Kips Bay neighborhood. A full-scale Passive House certified renovation converted the space into a multifamily residence with a community facility on the ground floor. Through open collaboration between the development and design teams\, the general contractors\, engineers\, consultants\, and Passive House certifiers\, Engine 16 respects\, celebrates\, and extends the building’s historic character while creating an energy efficient\, high-performance building. Many of the building’s original unique firehouse elements and building materials were reclaimed and integrated into the design. \nWe are excited to open the doors and share the finished result. We also hope that Engine 16 can become a model for Passive House retrofits of existing buildings\, in New York City and beyond\, by demonstrating the possibilities of energy efficiency and carbon reductions in cities. DESCRIPTION:Frontloaded: Dealing with specs\, u-values\, little-e acoustic\, and the NYC DOB submission process.  \nWith a switchover to an automated DOB project system\, New York City now requires a more rigorous up front paperwork filing process. When it comes to windows and doors\, understanding the specification and testing thresholds being requested by the DOB versus what’s being requested by the passive house community adds another layer of complexity. In this talk we will provide a quick overview of how to navigate a few of the “front loaded” window filling requirements for NYC projects. \n Register \nLearning outcomes:  \n-NFRC\, ASTM\, AMAA\, CE\, and Passive House.
