In just 2 weeks\, we shipped and erected 47 modular units from Leola\, PA\, creating a 4-story residential complex that redefines senior living with affordable\, Passive House design.  \nBethany Terraces\, developed in collaboration with RiseBoro Community Partnership and supported by NYSERDA\, offers 58 studios and one 1-bedroom apartment filled with natural light and powered by solar arrays. This innovative project focuses on reducing operational energy use and embodied carbon\, while exploring circular building design.  \nThe southern terraces cascade into a communal garden\, fostering connection\, activity\, and well-being among residents. The design emphasizes wayfinding and dignified aging\, creating spaces that encourage spontaneous interactions and a strong sense of community. DESCRIPTION:Globally\, existing buildings account for approximately 30% of final energy demand and CO2 emissions. Typical renovation rates are 1-2% of the building stock per year\, with an average energy use intensity (EUI) reduction of less than 15%. However\, to reach sustainable development and climate targets\, EUI reductions should be between 30-50%. In addition to energy and emissions conservations\, building retrofits improve occupant health and comfort. In many cases\, existing buildings are poorly insulated and leaky\, resulting in excess heat loss and reduced thermal comfort. Mechanical systems are often outdated and inefficient\, requiring consistent maintenance. With spending most of our time indoors\, indoor health and comfort can be a priceless attribute that can be crucial for building renewal investment. DESCRIPTION:Join us at the next International Passive House Open Days on Friday\, June 28th from 12:00 pm to 3:00 pm. \nThis adaptive reuse project rehabilitated the former Metropolitan Steam Fire Engine Company No. 16 building in Manhattan’s Kips Bay neighborhood. A full-scale Passive House certified renovation converted the space into a multifamily residence with a community facility on the ground floor. Through open collaboration between the development and design teams\, the general contractors\, engineers\, consultants\, and Passive House certifiers\, Engine 16 respects\, celebrates\, and extends the building’s historic character while creating an energy efficient\, high-performance building. Many of the building’s original unique firehouse elements and building materials were reclaimed and integrated into the design. \nWe are excited to open the doors and share the finished result. We also hope that Engine 16 can become a model for Passive House retrofits of existing buildings\, in New York City and beyond\, by demonstrating the possibilities of energy efficiency and carbon reductions in cities.
